Khatha Bifurcation

Splitting one Khatha into separate Khathas after a property is divided - by partition, sale of a portion, or multi-unit development.

What is this service?

SRCHN.PROPERTY confirms the physical and legal division (partition deed, release deed or unit plan), prepares the bifurcation application with the division documents and measurement sketch, files it on e-Aasthi or at the ward office, and follows it through to separate Khathas and PIDs for each portion.

When one Khatha property is divided - a site split between heirs, part of a plot sold off, or a building converted into separately-owned units - the single Khatha must be bifurcated so each portion gets its own PID and tax account. Without bifurcation every co-portion is trapped in one tax account and none can transact cleanly.

Why and when you need it

Why
Individual sale, mortgage, plan sanction and utility connections each need a separate Khatha. Buyers will not register a portion that still shares the parent Khatha.
Who needs it
Heirs after partition, owners who sold part of a plot, and developers registering individual units out of a parent Khatha.
When
After partition, partial sale, or unit-wise registration.

Required documents

  • Partition / release deed or approved unit plan
  • Existing Khatha certificate and extract
  • Latest tax-paid receipts
  • Survey sketch or measurement of each portion
  • ID proof of all owners
  • Registered deeds for the divided portions

Identity and supporting documents

  • PAN card of each applicant or party
  • Aadhaar card or another government photo identity and address proof
  • Passport-size photographs
  • For companies and associations: incorporation documents, board resolution and authorisation letter

Step-by-step procedure

  1. Confirm the division document and the exact boundaries of each portion
  2. Prepare the bifurcation application with the sketch and deeds
  3. File on e-Aasthi or at the ward revenue office
  4. Attend the site inspection if scheduled
  5. Collect separate Khatha certificates and new PIDs for each portion
