Property Tax Assessment for New Properties

Getting a newly built or newly formed property assessed and entered into the BBMP tax register with a new PID.

Property Tax and Tax ReceiptsProperty tax assessment

What is this service?

SRCHN.PROPERTY confirms the property details (zone, usage, built-up area, occupancy), prepares the SAS return, files it with the supporting documents, and follows through until the new PID is issued and the first tax is paid.

A new building, a freshly bifurcated site or a converted property is not in the tax register until it is assessed. Under the Self Assessment Scheme the owner files the return with the property details; BBMP assigns a PID and the property starts paying tax. Delaying assessment accumulates arrears and penalty and blocks Khatha and plan-related services.

Why and when you need it

Why
Without assessment there is no PID, and without a PID there is no tax receipt, Khatha service or occupancy-linked approval. Arrears and penalties grow from the date the property became assessable.
Who needs it
Owners of new constructions, bifurcated plots and properties recently added to BBMP limits.
When
As soon as the building is occupied or the property becomes assessable.

Required documents

  • Khatha or property records (where available)
  • Approved building plan and occupancy details
  • Built-up area and usage details
  • Owner ID and address proof
  • Registered deed

Identity and supporting documents

  • PAN card of each applicant or party
  • Aadhaar card or another government photo identity and address proof
  • Passport-size photographs
  • For companies and associations: incorporation documents, board resolution and authorisation letter

  1. Confirm zone, usage, built-up area and occupancy for the SAS return
  2. Prepare and file the assessment application with documents
  3. Respond to any BBMP verification or inspection
  4. Receive the new PID and pay the first assessed tax
