What is this service?
SRCHN.PROPERTY identifies the mutation type, checks whether the property is in e-Aasthi or the legacy register, prepares the application with the registered deed and tax records, files it online or at the ward office, and follows it through to the updated Khatha certificate.
Mutation is the umbrella entry BBMP uses when the Khatha must change because the underlying property has changed - after a registered sale, inheritance, partition, gift or land-use conversion. Most mutations today run through the e-Aasthi portal, but older B-register and manual Khathas often need a physical review at the ward revenue office before they can be digitised at all.
Why and when you need it
- Why
- An unmutated Khatha still shows the old owner, which blocks sale, loans, building plan sanction and even electricity or water transfers. Mutation is the first thing a buyer or heir should complete after registration.
- Who needs it
- Buyers, heirs, owners after partition or amalgamation, and owners whose legacy Khatha was never digitised.
- When
- Immediately after registration, inheritance or partition.
